Investment programme - what to expect
If you're getting investment work done in your home, here's what to expect if you're having a new boiler, bathroom or kitchen fitted.
We’ll aim to finish installing your new boiler in two working days. To do this, we’ll need access to your home on two days in a row. We’ll agree the dates with you before we start.
What we’ll do during the installation:
- Check for asbestos if needed.
- Inspect your current system.
- Do the installation work.
- Give you guides and show you how to use the boiler.
- Provide safety certificates.
- Send you a feedback survey afterwards.
Do I have to have the work done?
Yes. As your landlord, we’re legally responsible for keeping your heating system safe and up to date. If you have medical concerns about the work, please contact us to talk through your options.
Getting ready for the work
Before we start, a Customer Liaison Officer will visit your home to:
- Explain what we’ll be doing.
- Let you know what we need from you.
- Answer any questions.
What you need to do:
- Let us in for all appointments so we can finish on time.
- If you need to go out, we can arrange a key-holding service.
- Children under 16 must not be left alone while we’re working.
- Clear the area around your current boiler so we can access it.
We’ll try to put the new boiler in the same place as the old one, but if that’s not possible, we’ll talk to you about it and any decorating that might be needed.
If anything changes, like your work schedule, please let us know.
While we’re working:
- We’ll keep you updated.
- There may be some noise and dust.
- We might need to lift carpets or floorboards, but we’ll put them back.
- You might be without heating or hot water for a short time.
Summary of the work:
- Turn off water and gas supplies.
- Protect your home with dust sheets.
- Remove old parts like radiators and pipes.
- Install the new boiler and flue.
- Connect new pipes and services.
- Test everything to make sure it works.
- Fix any areas we’ve disturbed.
- Show you how to use the new system.
- Clean up before we leave.
We’ll aim to finish your new bathroom in eight working days. To do this, we’ll need access to your home on eight weekdays in a row. We’ll agree the dates with you before we start. Don’t worry—you’ll always have a working toilet and washing facilities at the end of each day.
What we’ll do:
- Check for asbestos if needed.
- Let you choose your preferred tile colour, flooring, and tap style.
- Inspect your current bathroom before starting.
- Check the work throughout the job, and when it’s finished.
- Give you a guide on using your new shower and how to look after your bathroom.
- Send you a feedback survey.
Do I have to have the work done?
No, but if you refuse, you’ll need to sign a form and the work will be cancelled. We won’t offer the upgrade again for at least five years, even if you change your mind.

Summary of the work:
There may be some noise and dust as the work takes place, but we will try to keep it to a minimum. We’ll also keep you informed throughout the process, so you know where it’s up to.
- Strip out
We’ll remove your old tiles and flooring.
- Electrical work
We’ll install new wiring, your electric shower, and an extractor fan. We’ll also do a full electrical safety check on your home.
- Plumbing
We’ll take out your old bath, toilet, and sink, and fit the new ones—usually in the same place. If changes are needed, we’ll talk to you first.
- Plastering
We’ll do any plastering that’s needed.
- Joinery
We’ll fit your bath panel, shower screen, and cover any exposed pipes with timber boxing.
- Tiling
We’ll tile around your bath/shower and behind your sink and toilet in your chosen colour.
- Decoration
We’ll paint the walls in your chosen colour.
- Flooring
We’ll lay your new vinyl flooring. If your floor is concrete, we might need to apply a smoothing layer first—this takes 3–4 hours to dry, and we’ll let you know if it’s needed.
- Final checks and handover
We’ll inspect everything, fix any issues straight away, and get final approval from our Project Surveyor. Then we’ll hand over your new bathroom!
We’ll aim to finish your new kitchen in 10 working days. To do this, we’ll need access to your home on 10 weekdays in a row. We’ll agree the dates with you before we start. You’ll always have access to water and cooking facilities at the end of each day.
What we’ll do:
- Check for asbestos if needed.
- Work with you to design your new kitchen layout.
- Let you choose your tile colour, paint colour, kitchen units, worktops, handles, and taps.
- Inspect your current kitchen before starting.
- Check the work as it goes along and when it’s finished.
- Give you a guide on how to look after your new kitchen.
- Send you a feedback survey.

- You may need to move or protect furniture or belongings—your CLO will advise. If you need help moving large items, let them know in advance.
- Let us in for all appointments so we can finish on time.
- If you need to go out, we can arrange a key-holding service.
- Children under 16 must not be left alone while we’re working.
If anything changes, like your work schedule, please let us know.
While we’re working:
- We’ll keep you updated.
- There may be some noise and dust.
Summary of the work:
- Strip out
We’ll remove your old kitchen units, tiles, and flooring.
- Electrical work
We’ll install new wiring and plug sockets and carry out a full electrical safety check on your home.
- First fix plumbing
We’ll install the plumbing needed for your new kitchen.
- Plastering
We’ll do any plastering that’s needed.
- Kitchen units
Once the plaster is dry, we’ll fit your new units and worktops in your chosen colour. You can start putting things back in the cupboards, but please keep the worktops clear until we’re finished.
- Tiling
We’ll tile above your worktops and around sockets in your chosen colour.
- Decoration
We’ll paint the kitchen walls in your chosen colour.
- Flooring
We’ll lay your new vinyl flooring. If your floor is concrete, we might need to apply a smoothing layer first—this takes 3–4 hours to dry, and we’ll let you know if it’s needed.
- Final checks and handover
