Keeping your home safe and well-maintained

SLH carry out improvements to your home through our Planned Improvements Programme. This includes works such as replacement or upgrade of kitchens, bathrooms and heating systems. When the time comes for your home to be included in any of the above programmes, we will let you know when it is going to happen, who will do it and when it is likely to start and finish.

The SLH Home Standard

At SLH, we want every home to be safe, comfortable, and well-maintained. Our Home Standard means that your home:

  • Meets the Government’s Decent Homes Standard
  • Follows the Housing Health and Safety Rating System (HHSRS) for safety
  • Is in good repair, with modern facilities and services
  • Has efficient heating and provides a comfortable temperature

With our Home Standard, we aim to provide a cost-effective repairs service that meets your needs and gives you choices. Our goal is to arrive on time for appointments, complete repairs and improvements within agreed timeframe and meet all legal health and safety requirements for your home.

We balance our repairs to make sure your home stays in good condition and offers value for money. This includes day-to-day repairs, regular maintenance (cyclical repairs), larger planned improvements, work on empty homes and adaptations to meet tenants’ needs (in partnership with other organisations).

When will improvements take place in my home?

The various components of your home such as kitchens, boilers, roofs and windows are replaced on life cycles. These life cycles are based on the average lifespan of an item if it has been properly maintained and looked after.

When something reaches the end of its life cycle, we will contact you to arrange for its condition to be assessed.

Below are some of the life cycles for key components in your home. 

  • Kitchens - 20 years
  • Bathrooms - 30 years
  • Central heating boilers - 15 years
  • Windows - 30 years
  • External doors - 30 years
  • Rewiring - 35 years

Regular maintenance to keep your home in good condition
